  • HVAC filter inspection and replacement as needed (based on system and filter type)

  • Smoke/CO detector test (replaced or serviced as needed)

  • Fire extinguisher check (replaced or serviced as needed)

  • Smart home and security system check

  • General home walk-through and visual inspection

  • Run water and flush toilets in unused areas

  • Minor plumbing spot checks (faucets, drains, toilets)

Quarterly Services

  • Gutter and window cleaning (light cleaning and inspection; full deep clean performed semiannually)

  • Power washing patios, driveways, and walkways

  • Plumbing inspection (faucets, drains, toilets)

  • Seasonal preparation - freeze protection or summer readiness

  • Lubrication of garage doors, tracks, and hinges

  • Caulk and grout inspection (bathrooms, kitchen, interior, exterior)

Semiannual Services

  • HVAC vendor service and deep cleaning (coils, ducts, refrigerant if needed)

  • Roof and chimney inspection

  • Dryer vent cleaning (fire prevention)

  • Water heater flush and valve test

  • Refrigerator coil and drain pan cleaning

  • Deck and patio inspection and sealing needs

  • Preventive drain treatment (showers, tubs, sinks)

  • Interior door, cabinet, and hardware inspection

  • Full gutter deep cleaning and downspout flush

During your initial visit, our team documents every key system, shutoff, and detail of your property.
Within 15 days, your manual is delivered, giving you a complete understanding of your home’s layout, maintenance schedule, and service priorities.

The manual includes photos, notes, and organized sections for HVAC, plumbing, and more — giving you clarity and confidence in how your home operates.
